In Pula, the construction of the luxurious Heritage&Resort hotel Monumenti is nearing completion, located within a protected cultural monument. This project, worth 35 million euros, is part of a larger investment exceeding 85 million euros, and is backed by the company Kermas Istra d.o.o., owned by the Maltese Lns Tourism ltd. and the Cypriot Emma Sigma.


Unique location with panoramic views


The Monumenti hotel is situated on a peninsula surrounded by the sea, offering guests a panoramic view in all four directions. On one side, there is the Polesana marina on the island of Sv. Katarina with 450 berths, while on the other side, there is a view of the Brijuni National Park. The remaining two sides face the beach and a peaceful cove, making the hotel an ideal place for relaxation and enjoyment of Istria's natural beauty.


Perfect synergy of history and contemporary luxury


The hotel was built on the site of the former Austro-Hungarian barracks, which has been thoroughly renovated in accordance with conservation guidelines as a protected cultural monument. Historical elements have been carefully integrated with modern design, creating a unique ambiance that reflects Pula's rich military and maritime past. For example, the former Austrian officers' garden has been transformed into a green oasis with flowers, pavilions, and elegant decorations such as fountains, and is envisioned as a new center for business and social life, perfect for cocktail receptions, formal gatherings, and conferences.


Diverse accommodation options


The hotel has a total of 106 accommodation units. In the renovated historical wing, there are 58 rooms of 33 square meters, while the modern glass wing contains 40 rooms of nearly 40 square meters and eight apartments ranging from 70 to 120 square meters. All rooms and apartments are designed with an emphasis on comfort and elegance, offering guests a premium stay experience.


Luxury amenities for complete enjoyment


Guests of the hotel will have access to a wide range of amenities, including an indoor heated pool, a spa center, a wellness zone with saunas and a jacuzzi, and a state-of-the-art fitness center. Special attention is given to the gastronomic offer; the restaurant located on the first floor offers a beautiful view of the Pula bay, while the beach with top-notch facilities and a sunbathing area covering around 1500 square meters will be the perfect place to relax by the sea.


Focus on conference tourism


The hotel will have a conference center with a capacity of over 300 participants, positioning itself as an ideal venue for conferences, seminars, and business events. Although rated with four stars, the service and facilities will be on par with five-star hotels, a strategic decision aimed at attracting conference tourism and high-paying guests.


Employment of local workforce


In anticipation of the opening, the hotel is looking for around 70 employees for various positions, including chefs, waiters, housekeepers, technicians, receptionists, department heads, and sales and marketing experts. Special emphasis is placed on hiring local workforce, focusing on the Istrian County, although candidates from other parts of Croatia are also welcome. Employees who need accommodation and meals will be provided with these, and working conditions will be among the best in the market.


Planned opening and future plans


Final work on the hotel’s interior and exterior is underway, with a technical inspection planned for January 2025. The hotel’s opening is expected in the spring of 2025, making Pula a new gem in the tourist offer, combining rich historical heritage with the luxury of contemporary hospitality. Investor Danko Končar highlights that this is his life’s project and that after the 50-year concession expires, the hotel and all its facilities will pass into the permanent ownership of the Republic of Croatia, representing a significant contribution to the development of the local community and national tourism offer.
