In anticipation of the new tourist season, an important initiative is being launched in Poreč that could significantly affect the way private landlords approach their business. On Friday, 28 March 2025, starting at 16:00, in the premises of Udruženja obrtnika na adresi Partizanska 5a, an educational workshop will be held intended for owners of apartments, holiday homes and villas, as well as for everyone considering entering the world of tourist rentals.

Professional development in tourism becomes imperative

Private accommodation in Croatia is experiencing continuous growth, but with it comes an increasing need for service professionalization. Today's guest no longer seeks just a bed and a shower – they seek an experience, personalization, flexibility and security. That is why the Tourist Community of the City of Poreč has designed an education program that addresses the specific challenges faced by local landlords. The focus is placed on two key aspects – digital marketing and market positioning, and the legal and fiscal framework of business operations.

A practical approach in the first half of the workshop

The first part of the workshop will be led by Ivana Bajto Bianconi, a marketing expert with extensive experience in the accommodation sector. The topic she will address includes all the elements that make the difference between average and exceptional accommodation – from understanding the target audience, through price setting, to the visual identity of advertising pages.

  • Guest segmentation: learn to recognize who is coming to your region, what their needs are and how to address them.

  • Individualization of the offer: examples of how small adjustments in the interior and communication can bring great results.

  • Dynamic pricing: how to avoid mistakes with seasonal and last-minute prices.

  • Optimization of advertising profiles: which details of photos and descriptions attract the most attention from users on major platforms.

  • Role of artificial intelligence: how AI can help in predicting demand, managing reservations and automating communication with guests.

  • Response to reviews: properly responding to comments and encouraging satisfied guests to leave their impressions.

Particularly interesting is the section that deals with the use of artificial intelligence in everyday operations. Artificial intelligence is no longer science fiction – it is now a tool that helps manage accommodation capacities, predict market trends, and even enable personalized communication with guests.

Regulations, taxes and sustainability – the second part of the education

The second part of the education is led by Nedo Pinezić, a well-known name in the world of Croatian family accommodation. His presentation is focused on specific issues concerning the legislative framework as well as the future of the rental business. The focus is on increasingly relevant topics such as the new Tourism Act, changes in tax policy and accommodation categorization.

  • Tax models: the differences between lump-sum taxation and keeping business books according to receipts and expenses.

  • Amendments to laws: what the latest versions of the Building Management Act, property tax and VAT bring.

  • Properties for long-term rental: conditions, exemptions and legal provisions.

  • Accommodation segmentation: how to distinguish between commercial, non-commercial and special forms of accommodation.

  • Marketing for everyone: the small secrets of big campaigns that can also be applied by a landlord with a single apartment.

  • Profitability threshold: when your business is no longer a hobby but a serious source of income – and what that means for your obligations.

  • Collaboration with the local community: how to jointly shape a quality and sustainable tourist offer.

Through concrete examples from practice, Nedo Pinezić sheds light on common misconceptions among landlords, e.g. that “nothing needs to be changed if everything is going well”, and encourages proactive action within legal frameworks, with maximum use of local resources and advantages.

Why is early registration important?

Due to limited space capacity, the organizers have emphasized that registration is mandatory. All interested parties can register by phone at 052/451 293. Registration guarantees participation as well as direct access to useful materials that will be distributed during the education.

Tourism desk

Our Travel Desk was born out of a long-standing passion for travel, discovering new places, and serious journalism. Behind every article stand people who have been living tourism for decades – as travelers, tourism workers, guides, hosts, editors, and reporters. For more than thirty years, destinations, seasonal trends, infrastructure development, changes in travelers’ habits, and everything that turns a trip into an experience – and not just a ticket and an accommodation reservation – have been closely followed. These experiences are transformed into articles conceived as a companion to the reader: honest, informed, and always on the traveler’s side.

At the Travel Desk, we write from the perspective of someone who has truly walked the cobblestones of old towns, taken local buses, waited for the ferry in peak season, and searched for a hidden café in a small alley far from the postcards. Every destination is observed from multiple angles – how travelers experience it, what the locals say about it, what stories are hidden in museums and monuments, but also what the real quality of accommodation, beaches, transport links, and amenities is. Instead of generic descriptions, the focus is on concrete advice, real impressions, and details that are hard to find in official brochures.

Special attention is given to conversations with restaurateurs, private accommodation hosts, local guides, tourism workers, and people who make a living from travelers, as well as those who are only just trying to develop lesser-known destinations. Through such conversations, stories arise that do not show only the most famous attractions but also the rhythm of everyday life, habits, local cuisine, customs, and small rituals that make every place unique. The Travel Desk strives to record this layer of reality and convey it in articles that connect facts with emotion.

The content does not stop at classic travelogues. It also covers topics such as sustainable tourism, off-season travel, safety on the road, responsible behavior towards the local community and nature, as well as practical aspects like public transport, prices, recommended neighborhoods to stay in, and getting your bearings on the ground. Every article goes through a phase of research, fact-checking, and editing to ensure that the information is accurate, clear, and applicable in real situations – from a short weekend trip to a longer stay in a country or city.

The goal of the Travel Desk is that, after reading an article, the reader feels as if they have spoken to someone who has already been there, tried everything, and is now honestly sharing what is worth seeing, what to skip, and where those moments are hidden that turn a trip into a memory. That is why every new story is built slowly and carefully, with respect for the place it is about and for the people who will choose their next destination based on these words.
